How we protect your investment

Secured by mortgage over property
Our loan agreements place a mortgage (typically second position) over NZ property owned by the borrowers or guarantor. Flexy may also register mortgages on any other property controlled by the borrower in the event of non-repayment, providing an additional layer of protection for our investors.

GSA and guarantees
Flexy takes a General Security Agreement (GSA) on the borrower and guarantee from the individuals, further securing our position in the event of non-repayment. In some cases, we may also take GSA’s on their related companies that hold assets.

Sensible loan-to-value ratio
We cap our loans at 83% of the borrowers security value, ensuring sufficient collateral and lowering the risk of capital loss. By contrast, banks typically lend up to 80-90% on owner- occupied properties.

Loan diversification
We typically limit our loans per property to $150,000, spreading risk across various assets for better portfolio diversification. We prefer many smaller sized loans to single larger loans.

Borrower evaluation and repayment plan
We assess each borrower’s strategy to confirm a solid repayment plan, reducing the risk of default and strengthening our investments’ security. Our GST Facility repayment strategy utilises borrower GST returns, offering a reliable loan repayment strategy and decreasing default risk.
Flexy's recovery fund
Flexy has pledged $100,000 of its own funds into our first loss provision, serving as a safety net in case of loan default. This provision allows us to cover initial losses with our own funds, safeguarding investors’ principal investments. While we prioritise protecting our investors, the availability of the provision is contingent upon its current allocation and is not guaranteed if already allocated elsewhere.
Flexy has never lost any investor principal.

A construction company had negotiated a payment plan with IRD for outstanding tax, requiring a partial up-front payment followed by monthly repayments. While they had a confirmed pipeline of upcoming projects, income from these jobs wouldn’t arrive in time to meet the IRD deadline. To avoid the risk of liquidation, they secured a second mortgage on the shareholders home, providing cash to make the initial IRD payment and keep the business running.
